PBS Building completed construction of the Fairway Development, located at 75-77 O’Sullivan Road, Rose Bay. The project comprises of 12 high quality apartment units with a mixture of 2-bedroom apartments and 3-bedroom apartments over three above ground levels with pools and associated landscape. In addition, this development also has an underground secure parking facilitated with a car washing bay and several storages for convenience of the residents. The whole building has lift serviced from basement to top level. For internal finishes, the apartments are fitted timber flooring to common areas and main bedrooms, carpet to secondary bedrooms and tiles to wet areas. All joinery, appliances, fixtures and fittings were carefully designed and selected by the architect and interior designer to create a unique and spectacular finish.
The Fairway Development was a Design & Construct for PBS Building, with the project team to implement appropriate design which is both cost and time effective and also to reduce the future maintenance costs and ensure that the highest possible quality is achieved.
Working with the tight constraints of the boundary to boundary site, the team developed complex traffic and material handing solutions that took into consideration of sensitive community area. Detailed methodology and plans were required to be developed and implemented for approval from the Council, Water NSW, Lands Registry and adjoining landowners. Given the sandy soil conditions on site and high water table, sheet piling with mega bracing and dewatering system were designed as required for excavation and construction while screw piles were used as the foundation of the structure.
PBS worked closely with the client and the design teams to ensure the project was successfully delivered on time with an astounding outcome.
