Situated in a booming commercial zone of Mascot adjacent the Sydney Domestic Airport, the Baxter International Hotel comprises of 13 storeys, with 150 rooms over 7 levels (including 4 luxury suites), above 4 levels of car parking screened by vertical gardens. The cantilevered topmost level houses the hotel lobby, restaurant, bar, outdoor terrace and conference rooms, all contained by floor-to-ceiling windows designed to act as a picture frame through which to view the workings of the airport, Botany Bay and greater Sydney.
The hotel structure is a relatively simple design consisting of conventional concrete columns and post-tensioned slabs, with each deck sized at approximately 900 square metres. Given the sandy soil conditions on site, it was decided to install steel screw piles and large concrete pile caps to form the foundations of the hotel. The core of the building consists of three lifts in a triplex configuration, and two fire stairs. The western fire stair is one of the key landmark features of the hotel, with a glazed façade from ground to level 12, which when lit at night, will be very visible upon exiting the Domestic Airport.
The boutique atmosphere of the hotel is a direct result of the incredibly bespoke interior fit-out. Materials and colours are very natural, raw and organic, utilising timber, concrete, stone, and leather finishes, relying on the excitement created by bursts of colour from custom feature wall tiles, rose gold fixtures, custom lighting elements and artwork. An interesting component of the hotel fit-out from a constructability perspective is the use of prefabricated bathroom pods. Of the 150 hotel room bathrooms, 146 are to be prefabricated offsite in Gosford. The bathrooms will be delivered to site fully framed, sheeted, waterproofed, tiled and with all sanitary fittings and fixtures installed, defect free and literally ready for towels to be hung up.
The Baxter International Hotel is a Design and Construct for PBS, allowing the project team to implement appropriate design which is both cost and time efficient and which reduces future maintenance costs, all while ensuring the performance and operation of the hotel is of paramount importance and the highest possible quality outcome is achieved.
